Rock Creek Park Market Trends

Rock Creek Park has quite a storied history. American Indians were some of the first to use its quarried rock outcroppings to make tools, fished in the creek and hunted in its woods. Later, in the 1600 to 1700s, European Americans began claiming the land and Georgetown was soon chartered at the mouth of Rock Creek. Once tobacco farming drained the soil of its worth, farmers switched to wheat and corn production. The most successful gristmill in the park is Peirce Mill, built along Rock Creek to convert grain to flour.

In 1890, Rock Creek Park was named one of the first federally managed parks. From then until now, many Washingtonians head to the park to enjoy some green space and all of what the park has to offer as far as recreational activities.

There are eight neighborhoods that surround the park, those being 16th St. Heights, Brightwood, Chevy Chase, Cleveland Park, Crestwood, Forest Hills and Shepherd Park. These neighborhoods offer multiple gorgeous housing options within a short distance to the park.

In 16th St. Heights, the average price of a home decreased slightly from 2016-2017, from $723,774 to $700,120. In 2016, 55 units were sold in the neighborhood, down slightly to 52 in 2017.

Brightwood, another popular neighborhood near Rock Creek Park, homes jumped from last year to $540,390, up $48,886. Interestingly enough, just about the same amount of homes were sold, 105 in 2017 as opposed to 106 in 2016.

Chevy Chase is another hot neighborhood to buy in. In 2017, the average sold price of homes was $972,870, up from 2016.

Cleveland Park saw home sold prices dip around $150,000, making it a great neighborhood to scoop up a good buy. The amount of homes sold grew from 85 to 100 in 2016 to 2017.

In Crestwood, home prices are getting higher due to the fact that so many are now realizing what a gorgeous neighborhood it is. The average sold price of a home is now $1.1 million, up from around $900,000 in 2016.

Alternatively, Forest Hills is a neighborhood where you will be able to get a good buy on a home—prices are now just below $700,000, around a $150,000 break from last year.

Finally, in Shepherd Park (a small neighborhood just south of Silver Spring and off of 16th St.) homes sold for around $850,000, up slightly from 2016.

Average sales for all the neighborhoods have Crestwood being in highest demand, with Chevy Chase not far behind. The most any home in the neighborhoods stayed on the market was just over 30 days—act fast before these beautiful homes in the neighborhoods are all scooped up.
