Petworth is on fire right now.  Buy this and flip it.  Sell for $500-600K.

List Price: $549,990

This is in 16th Street Heights.  The price is way too high.  I think I have posted this on the blog 3 or 4 times now.  This seller needs a reality check.  A cash offer with quick close in the low $400's is what it will probably take to get this one.  Renovated it would sell in mid $600's.

 

3314 New Hampshire Ave NW, Washington, DC 20010

List Price: $345,000

Wells Fargo really underpriced this property.  It is available for owner occupants only.  It will get multiple offers.  This is an awesome house with lots of the original character still inside.  Great location between Columbia Heights and Petworth.  Tons of restaurants and shops within easy walking distance.  Move in and fix this one up.  Probably could not use FHA financing.  Worth $600-700K fixed up. 

 

2017 M St NW, Washington, DC 20002

List Price:  $111,900

Fannie Mae owned property.  Just came on market this weekend.  Cheap.  Buy, fix, and hold or flip.  I sold one over here for high $200's.  Thats about as high as this one could sell for.  I would not pay more than $130K for this property.  Its a little deep in Trinidad.  Area is really improving though. 

 

3520 South Dakota Ave NE, Washington, DC 20018

List Price: $201,000

HUD owned in the Woodbridge area of Northeast DC.  On busy street but reasonable price for a single family.  Needs way more work than what HUD has set aside for the repair escrow.  Amazing that this can go FHA.  Good for a homeowner willing to fix up.  I have a client on same block paying slightly more. 

 

715 Van Buren St NW, Washington, DC 20012

List Price: $490,000

Brightwood/Takoma area of Northwest DC.  Short sale.  Good value here for a bungalow close to the metro.  Over 2800 sq ft of living space.  Parking in rear.
