According to a recent study, it’s 31% less expensive to own a home rather than rent in the DC metro area.

The study examined identical homes for sale and rent to calculate average prices across the metro area. The study also took into account the costs associated with homeownership including closing costs, maintenance, insurance, taxes, and more. For rentals, the study included the cost of renter’s insurance and a security deposit.

The underlying assumptions that make it 31% cheaper to buy than rent in DC are the ability to get a 30-year fixed-rate mortgage at 4.8% with a 20% downpayment, deduction itemization on federal taxes, a 25% tax bracket (income between $72,500 and $146,400 for married joint filers), and plans to stay in the home for seven

The Washington DC real estate market statistics for December 2012 have been released by MRIS.  The statistics show that the Washington DC real estate market continues to be a sellers market.  The lack of inventory remains a serious concern for the overall health of the market.  The DC market has never seen supply levels so low.  The active listings in December were down almost 40% from the previous year.  The low inventory levels are pushing prices up.  In December the median sold price was up 9.9% from the previous year.  The average days on market in DC for December was 58 days.

petworth_real_estate_auction_3264A Petworth home was auctioned off today for $461,000.  If you add in the 6% charged by the auction company the grand total becomes $488,650.  The home at 514 Quincy St NW has 4 bedroom and 2.5 baths.  The total square feet on this Petworth home is 2,562 including the basement square footage.  The property is 2 blocks from the Petworth metro station on the green line.  An agent in our office that attended the auction estimated that over 200 buyers viewed the home on this rainy and dark Wednesday afternoon.  The home needs a full renovation and the sales price would only make sense for an end user.
