P Street Residences is a new 65 to 70 unit condo project planned for P and 7th Streets, Northwest, in the Shaw neighborhood. The building will be four stories with a partially raised garage. Units will range from 510 to about 850 square feet. Since this project is still in the planning stages, there is no delivery date yet.

P Street Row is a condo development under construction in Shaw at 751 P Street in Northwest. The project is designed to look like a row of six townhomes of various colors to blend with the historic facade of the neighborhood. Petworth Flats, new condos in the Petworth area, are ready to hit the market soon, as the developers are hosting an open house on Thursday, May 2, from 5 p.m. to 8 p.m. at the condos at 4336 7th Street NW, on the corner of Webster Street.

Developer UrbanLand Company, based on nearby Florida Avenue, is trying to shore up an email list of  buyers interested in the Petworth Flats by offering a slew of incentives – they say up to $9,000 for those who join the mailing list. This is the same company that is developing the Renaissance at 14th Street and nearby Jefferson condos on 9th Street. The U Street Trader Joe’s is coming to 14th and U Streets in Northwest DC. Trader Joe’s is a privately held grocery store chained based in California where employees don Hawaiian shirts on a daily basis. The chain is dislikes public address systems and uses a bell instead. Trader Joe’s is known for inexpensive, but delicious prepared frozen foods, as well as inexpensive wine. The U Street Trader Joe’s is only the second Trader Joe’s store in the District, with the first DC store in Foggy Bottom.

In addition to the redevelopment of the West Heating Plant, more new condo projects are coming to Georgetown.  Some of the new developments are planned and others are already under construction. The West Heating Plant will have the most new condos with 80 units, while others will have only eight residences.

Adams Mason House is coming to 1072 Thomas Jefferson Street in Northwest DC. The condo project is in the planning stages at this point with a delivery date of late 2013. The Adams Mason House will contain 10 new condos, plus 3,500 square feet of retail or office space. The residences will be one or two-bedroom units, with the potential for three-bedroom condos.

6th Street and Maine Avenue condos are among the dozens of new condo projects going up around Washington D.C. – you’ve seen the cranes.

6th Street and Maine Avenue condos are nestled right along the Anacostia River in Southwest Washington D.C and very close to the Southwest Waterfront Metro. This four-story building will include 109 units when completed, which is expected to be in 2015. The 6th Street and Maine Avenue development, which does not have a website yet, will have a green roof and many condos with private terraces that look out onto the waterfront.

Investors in Petworth area of Washington D.C. are apparently seeing enormous potential in these properties in northwest D.C., which are attracting more young professionals who are drawn to the area’s more affordable prices and proximity to hip nightlife.

Petworth is one of the largest neighborhoods in Washington D.C. and investors are likely well aware this area is undergoing a significant revitalization. Real estate near Catholic University includes a growing number of new developments, including a $200 million development by Abdo and Bozzuto, which broke ground in November of 2011 in an effort to create a new market for homes and businesses in Brookland, the Washington Business Journal reports.

This new real estate near Catholic University, called Monroe Street Market at the campus’ southern edge, includes about 765 apartments and townhomes and 83,000-square-feet of retail space in Northeast D.C. The project also entails 15,000 square feet for artistic uses and a community arts center.

The District is a new residential development at 14th and S Streets in Northwest Washington, DC. The location is on the border of the Logan Circle, Dupont Circle, and U Street Corridor neighborhoods, just three blocks from the U Street Metro station. It is also the site of the former Whitman-Walker Clinic, a historic building that will be integrated into the project.

The original project was called District Condos with a plan to sell condominium units. But in November 2011, the developer opted to create boutique rental apartments instead, and change the project name to the District.

The Wonder Bread Factory in Shaw neighborhood, where row houses and condo conversions are dominating the market, is now well past the day it was supposed to welcome its first tenant who signed on late last year, but those plans recently abruptly came to a halt.

The Wonder Bread Factory in Shaw, which was to be the first at the revamped building at 641 S. St. NW, first leased 20,817 square feet to WorkSpaces LLC and planned to move in when the project is complete in January 2013.

But since then, WorkSpaces LLC has backed out of the deal, as it abruptly canceled plans just after announcing it had hired four new employees to the location. It also said it would close its New York and Baltimore locations.

The new Association of American Medical Colleges (AAMC) building at 655 K Street in the Mount Vernon Triangle of Northwest DC will serve as the new headquarters for the organization. The site is part of a development by Douglas Development Corporation east of the Washington Convention Center and north of the current National Public Radio headquarters in Ward 2.

The Douglas Development Corp. site overlooks Mount Vernon Square and is a huge development between L, K, 6th and 7th Streets. The plan calls for 1.2 million square feet of office, retail, residential, and hotel space.
