Tubman Elementary School looks like the place to be today! I was walking our dog in Columbia Heights this morning and it was pretty hard to miss the enourmous inflatable fun house setup on the soccer field! I wish my elementary school did this kind of stuff tubman_fun_house_400when I was a kid. The school has also recently played host to the Obamas when US First Lady Michelle Obama visited the school as part of her Let's Move Campaign to fight childhood obesity. Tubman's soccer field is also a frequent site for pickup soccer games when the field is not being used for organized sports. The games are quick: first to score or ten minutes max.  Organized sports leagues like District Sports and DC Bocce League also make use of the space.

I stopped by our upcoming listing at 3532 13th Street NW this afternoon and was happy to see lots of progress at the property!  The hardwoods are nearly finished in the penthouse and appliances should be in place next week.  I love the folding doors off the top rear porch!  For more information and picture, check out the web page: http://www.rcrdc.com/3532-13th-street-nw.php

Here is the weekly list of properties that I think are worth buying in Washington DC.

816 13th St NE, Washington, DC 20002

List Price: $360,000

This is a short sale in the H Street area of Northeast DC.  The market is on fire in this area and its hard to find anything under $400K.  This property is overpriced but could make a great investment due to it being a 2 unit.  This home is on the corner of 13th St NE and Wylie St NE.  Just a half block off of H St NE.  H Street has been totally rejuvenated in the last year with lots of bars and restaurants setting up shop. This property was under contract but is now back on the market.

1351 Taylor St NW, Washington, DC 20011

List Price: $499,000

New Rock Creek Realty listing.  Just listed by Nate…

mount_vernon_condos_1080Anchored by the Washington DC Convention Center, Mount Vernon is a neighborhood in transition.  As the area continues to evolve many existing row houses are being converted to condos while prices in existing projects continues to rise. The sprawling row house at 428 M Street NW is currently being converted to four luxury condos with development expected in "Fall of 2012."

In the past 12 months, prices in Mount Vernon have caught up with more expensive projects to the South in Chinatown. The Sonata Condos at 301 Massachusetts Ave NW serves as an informal gateway to Mount Vernon. Another development in the neighborhood that has seen a stready rise in values demand is the condos at Ten Ten Mass. A third project at City Vista Condos has also seen strong…

This is a foreclosure sale in the Trinidad area.  The property is close to H Street and Capitol Hill.  I think it is a good buy and hold property.  The investor activity has been really picking up in this area.  The property is also in decent good shape and has a big yard.

4941 Blaine St NE, Washington, DC 20019

List Price: $100,000

Great short sale opportunity in the Deanwood area of NE DC.  Only 6 blocks away from the metro station.  Easy to take East Capitol St into DC.  This is a short sale.  Good flip.

This is the most affordable detached home in Northwest DC and its only 4 blocks from the Takoma Park Metro.  It is 3 bedrooms and 2 full bathrooms on 3 levels.  Makes sense to me!

List Price is $353,100

4103 21ST ST NE, WASHINGTON, DC 20018

This is a single family detached home.  Short sale in the Michigan Park area of Northeast Washington DC.  Listing says that it is an approved short sale.  Shows well.  Very nice hardwoods.  Updated kitchen.  One downfall is that it does not have central AC.  See pictures.

dog_park_11th_and_park_street_nw_685

The weather has improved dramatically these past two weeks and leaves are popping out everywhere!  A number of local dogs and their owners could be found enjoying the Columbia Heights Dog Park yesterday afternoon. Temperatures in the 70s into the foreseeable future have enticed people to take their furry friends out to play!  The dog park was packed (no pun intended) for the entire afternoon.

There are formal and informal dog parks scattered across the city.  Some of the larger parks are the Shaw Dog Park at 11th and R NW, The Dupont Circle Dog Park at 17th and S NW, Lincoln (dog) Park just East of the Capitol, and the Upshur Dog Park on the at the intersection of Arkansan and Webster Street NE, and the Bloomingdale Dog Park at Crispus Attucks…

Every Friday I will blog about the best deals that I think are available on the market.  Buyers need to understand that inventory is very low right now.  To get a good deal you must be patient and be willing to make a lot of offers with the hopes that one will stick.  A lot of the homes on the market right now are overpriced.  You need to be prepared to make a lot of lower then asking price offers and hope that the seller comes to his or her senses.

Here are the hot properties that I think are worth looking into:

1306 FARRAGUT ST NW, WASHINGTON, DC 20011

Huge house.  Been on the market for 217 days.  Started at $680K.  Homes on this street in 16th Street Heights have huge lots.

Resale Price:…
