The property on Princeton Place in Northwest Washington, DC is just a few blocks from the Georgia Ave-Petworth Metro station. The home was listed for $749,900, but after eight days on the market, the closing price soared to $770K.

The District is a new residential development at 14th and S Streets in Northwest Washington, DC. The location is on the border of the Logan Circle, Dupont Circle, and U Street Corridor neighborhoods, just three blocks from the U Street Metro station. It is also the site of the former Whitman-Walker Clinic, a historic building that will be integrated into the project.

The original project was called District Condos with a plan to sell condominium units. But in November 2011, the developer opted to create boutique rental apartments instead, and change the project name to the District.

The new Association of American Medical Colleges (AAMC) building at 655 K Street in the Mount Vernon Triangle of Northwest DC will serve as the new headquarters for the organization. The site is part of a development by Douglas Development Corporation east of the Washington Convention Center and north of the current National Public Radio headquarters in Ward 2.

The Douglas Development Corp. site overlooks Mount Vernon Square and is a huge development between L, K, 6th and 7th Streets. The plan calls for 1.2 million square feet of office, retail, residential, and hotel space.

The Congressional Cemetery Dogwalking Program allows members to walk their dogs off-leash throughout more than 35 acres of fenced property located at 1801 E Street in Southeast DC. This is a rare opportunity for city dogs to have so much space to roam free. Of course, there are other dog parks within the District, but few, if any, can boast 35 acres. 

In the mid 1990’s a group of neighbors, who walked their dogs in Congressional Cemetery, started charging themselves to help defray the cost of mowing the grass. The group became official in 2007.

Two unit properties in Washington, DC used to be a hassle. But now the mayor of DC, Vincent Gray, is encouraging population density by making it easier for homeowners to create two unit properties. This is all part of the mayor’s Sustainable DC Plan released this month. The proposal aims to make DC “the healthiest, greenest, and most livable” city in the country over the next two decades.

By 2032, the plan targets to add 250,000 new residents to the DC population. Where are all of these people going to live? Right now, DC has approximately 300,000 residential units, which includes houses, condos, cooperatives, and apartments.

Upcoming real estate development in Petworth includes condominiums, apartments, restaurants, and a grocery store. The Petworth neighborhood is known for 1920s to 30s era brick row homes, many of which have been renovated and resold. The Northwest DC neighborhood has experienced a flurry of development and revitalization lately.

Georgia Avenue is the main commercial thoroughfare in Petworth with local restaurants and shops. The owners of the Blaguard in Adams Morgan have purchased the property at 3911 Georgia Avenue. Blagden Alley development is coming to the Shaw neighborhood. A mixed-use development originally called the Flats at Blagden Alley was slated for the two parcels connected at Blagden Alley, namely 917 M Street, NW and 1212 9th Street, NW, just one block from the Mount Vernon Square Metro station.  In 2007, Walnut Street Development backed out due to market conditions, but another developer, Self Help, Inc., seized the opportunity for over $9 million. Yet in 2009, the empty lots went back on the market with an asking price of over $10.9 million. In 2012, Altus Realty Partners took over the project.
