The Maia at 1350 Maryland Avenue is a development by Valor Development on the site of the Faith Bible Church.  It’s still in planning phases and set for delivery in 2014.

Condos in Adams Morgan are mainly renovated older properties as the community in Northwest Washington D.C. has long been fully developed. But a few developers are turning to Adams Morgan to produce new condo projects for home buyers looking for upscale city living in homes they can call their own.

Most of the new condos in Adams Morgan are smaller projects, like Capital City Real Estate’s 19-unit development at 1700 Euclid Street NW. These condos start in the mid-$300s and include one, two and three-bedroom layouts. These condos in Adams Morgan even include a few penthouse units with multi-level rooftop decks.  Sales have already begun and delivery is slated to start this summer.

Condos near Logan Circle in Northwest Washington D.C. include the upcoming Elevenm, which are only four units of loft-style luxury condos on 11th Street NW between M and N Streets NW being developed by Brook Rose Development.

These condos, which start in the $500,000s, are studios or one-bedroom or one-bedrooms with a study. New condos near Logan Circle are most likely to be these renovated-building type of projects as the area is essentially already fully developed out with very few buildings calling for a major ground-up overhaul.

Petworth Flats, new condos in the Petworth area, are ready to hit the market soon, as the developers are hosting an open house on Thursday, May 2, from 5 p.m. to 8 p.m. at the condos at 4336 7th Street NW, on the corner of Webster Street.

Developer UrbanLand Company, based on nearby Florida Avenue, is trying to shore up an email list of  buyers interested in the Petworth Flats by offering a slew of incentives – they say up to $9,000 for those who join the mailing list. The Wharf condos in southwest Washington D.C. at the waterfront are aiming to be one of the city’s more environmentally friendly developments. The Wharf condos, at 690 Water Street, SW, are part of Hoffman-Madison Waterfront’s overall mixed-use development, a massive revitalization effort of 3.2 million square feet now in the works.

The Wharf condos will number about 225, with about 650 apartments a 280-room hotel, 140,000 square feet of retail space and 220,000 square feet of office space. There will be about 135,000 square feet of cultural space and about 1,325 underground parking spaces, according to D.C. Urban Turf. 6th Street and Maine Avenue condos are among the dozens of new condo projects going up around Washington D.C. – you’ve seen the cranes.

6th Street and Maine Avenue condos are nestled right along the Anacostia River in Southwest Washington D.C and very close to the Southwest Waterfront Metro. This four-story building will include 109 units when completed, which is expected to be in 2015. The 6th Street and Maine Avenue development, which does not have a website yet, will have a green roof and many condos with private terraces that look out onto the waterfront.

Thomason House, a 13-unit condo complex in Columbia Heights, is near complete.  Madison Investments developed the three-story, 9,000-square-foot building at 3606 Rock Creek Church NW, near Petworth with numerous new features in its latest condo conversion. One- and two-bedroom units should be available this spring.

Madison Investments, based in Washington D.C., also developed Trevelyan House and a condo conversion of 1020 Monroe, a 28-unit building in Columbia Heights. The developer’s Hailey House at 3511 13th Street NW is expected to be complete in March. Hailey House will offer 25 high-end condos within short walking distance of two Metro stations.

Condo development near Nationals stadium in Southeast Washington D.C. is certainly going strong. Nationals Park, ranked the 14th most well attended MLB stadium in the U.S., draws more than 2 million visitors per year but baseball fans aren't the only ones flocking to the area -- homebuyers are joining them.
