The new Association of American Medical Colleges (AAMC) building at 655 K Street in the Mount Vernon Triangle of Northwest DC will serve as the new headquarters for the organization. The site is part of a development by Douglas Development Corporation east of the Washington Convention Center and north of the current National Public Radio headquarters in Ward 2.

The Douglas Development Corp. site overlooks Mount Vernon Square and is a huge development between L, K, 6th and 7th Streets. The plan calls for 1.2 million square feet of office, retail, residential, and hotel space.

Two unit properties in Washington, DC used to be a hassle. But now the mayor of DC, Vincent Gray, is encouraging population density by making it easier for homeowners to create two unit properties. This is all part of the mayor’s Sustainable DC Plan released this month. The proposal aims to make DC “the healthiest, greenest, and most livable” city in the country over the next two decades.

By 2032, the plan targets to add 250,000 new residents to the DC population. Where are all of these people going to live? Right now, DC has approximately 300,000 residential units, which includes houses, condos, cooperatives, and apartments.

Upcoming real estate development in Petworth includes condominiums, apartments, restaurants, and a grocery store. The Petworth neighborhood is known for 1920s to 30s era brick row homes, many of which have been renovated and resold. The Northwest DC neighborhood has experienced a flurry of development and revitalization lately.

Georgia Avenue is the main commercial thoroughfare in Petworth with local restaurants and shops. The owners of the Blaguard in Adams Morgan have purchased the property at 3911 Georgia Avenue. After nine months to a year of renovation, they plan to open a new bistro with a beer garden on the back patio.

The “Goins Building” at Shepherd Street and Georgia Avenue in Petworth is also slated for redevelopment after a long vacancy.…

Monroe Street Market is a massive new $200 million mixed-use development in Brookland, adjacent to the Brookland-CUA Metro station. The complex will span five city blocks at the southern edge of Catholic University on Monroe Street in Northeast.  The project aims to unite the university and the surrounding Brookland neighborhood, and promises to bring new life to an underused area of land in DC.

When finished, Monroe Street Market will consist of 720 apartments, 45 townhouses, 83,000 square feet of retail, 15,000 square feet for art studios, a 3,000 square-foot community arts center, and 850 underground parking spaces. The Petworth Safeway at 3830 Georgia Avenue, NW closed in September for major renovations.  The previous building, one block from the Georgia Avenue-Petworth Metro station, was known as the “Stinky Safeway,” but hopefully the new mixed-use Petworth Safeway development will have a more complimentary nickname.

Years ago, the Petworth neighborhood was promised a replacement for their aging Safeway, but nothing materialized until now.  Some residents are not particularly fond of the design of the new Petworth Safeway.  They wish that signature architectural elements of the old building, like the arched facade, had been incorporated.  But pretty much everyone agrees that the new building will certainly be better than the current 50-year-old one, and are very…

CityMarket at O has roots dating back to 1881 with the O Street Market at the corner of 7th and O Streets, NW.  In 2002, Roadside Development purchased the deteriorating site with hopes to revitalize the Shaw neighborhood.  

Shaw is undergoing lots of changes from the Howard Theatre to retail and residential projects.  The neighborhood has not developed at the same pace as the surrounding neighborhoods of Logan Circle, Chinatown, and U Street.  But since the 2008 economic crash is behind us and financing is once again available, big projects in Shaw like CityMarket at O are now under construction.

The CityCenterDC complex will be on the site of the former Washington Convention Center, which was torn down in 2004.  The 10-acre development near Chinatown is bordered by 11th Street NW to the west, H Street NW to the south, 9th Street NW to the east, and New Youk Avenue NW to the north.  The first phase of CityCenterDC will consist of six new buildings and a public plaza.  

CityCenterDC has been in the works since 2003, but plans were delayed after the financial collapse, and construction did not start until 2011. A new Walmart is coming to the Chinatown area on H Street near the intersection with New Jersey Avenue NW in Ward 6.  It will be next to Gonzaga High School and across from the Government Printing Office.  The Walmart coming to Chinatown will be one of the first Walmart stores in the country to have apartments in the complex, making it the most urban of the new Walmart stores coming to DC.
