Hill East's popularity has grown due to it's close proximity to Capitol Hill, one of the most solid real estate markets in all of Washington, DC. Easy access to the National Mall, and its increasing array of restaurants, shopping, and cultural offerings. The neighborhood is adjacent to the U.S. Capitol building, the Senate and House office buildings, the Supreme Court, and the Library of Congress.
The geographical area that is known as Capitol Hill encompasses a number of smaller areas named after parks, Metro stops, streets, and other points of historic significance.
Most of the neighborhood’s commercial activity is located on Pennsylvania Avenue Southeast and 8th Street Southeast (Barracks Row). Eastern Market, at the junction of Pennsylvania Avenue SE and 8th Street SE, is the city’s oldest market and is a fun destination on the weekends. The two largest parks on Capitol Hill are Stanton Park between 4th and 6th Streets at C Street NE and Lincoln Park between 11th and 13th Streets NE at East Capitol Street NE.
Hill East Property Values
Over the past few decades, property values have always been highest near the Capitol and then slowly decreased to the east as you moved away from the Capitol. That model has become more complex in recent years as all areas on the Hill have experienced substantial urban renewal and price appreciation. Even though every corner of the Hill has benefited from recent gentrification, the area is still very much street to street.
One big question for Capitol Hill locals and real estate development is what will become of RFK Stadium, which is located at the east end of the neighborhood. It currently is the home to the DC United soccer team, but there are plans to tear it down and build the club a new stadium at Buzzards Point.
Hill East Transportation & Location
Capitol Hill is serviced by four Metro stops on the orange/blue lines. From west to east, these are Capitol South, Eastern Market, Potomac Avenue, and Stadium-Armory. There are several bus lines that run through the area, including two DC Circulator routes. Union Station is located at the northwest corner of the neighborhood, which is home to a Metro red line stop as well as Amtrak, Maryland Area Regional Commuter (MARC) and Virginia Railway Express (VRE) trains. Union Station is also the DC home for Greyhound, Peter Pan, Megabus, and BoltBus bus lines. Interstate 695 runs along the southern edge of the neighborhood, and provides quick access west to Virginia or east to the Anacostia Freeway (DC Route 295).
With the Capitol building serving as the axis for the four quadrants of the District, the Capitol Hill neighborhood is located within Northeast and Southeast DC, on both sides of East Capitol Street. The neighborhood’s borders are South Capitol Street SE and Delaware Avenue NE to the west, Union Station and G Street NE to the north, 14th Street NE, East Capitol Street NE, the Anacostia River, and Barney Circle to the east, and L Street SE and I-695 to the south.
