pacifica condos for saleThe Washington Post

Dupont Circle is an iconic and well-beloved neighborhood in Northwest Washington DC. With such popularity and so many people and businesses wanting to maintain a claim to their part of Dupont Circle, it is quite rare to find new condominiums cropping up there. J Street Companies, however, has managed to begin such an undertaking and it is called The Pacifica. The developer acquired what was 2122 - 2128 N Street NW in 2017 and construction is expected to be completed later this year.

The brand new Pacifica condominium will catch the eye because of its ultra-classy design, but this same aesthetic will allow the building to blend seamlessly into the historic landscape of Dupont Circle. The Pacifica, opposite a collection of unique…

DuPont Circle is also home to the Phillips Collection, which is the country’s first museum of modern art. From now through Dec. 31st, photographs, exhibition announcements, letters and more from the collection’s archives.

The Chastleton is a 300-unit cooperative building located in Dupont Circle. It was built in 1920 and underwent a full renovation in 2007. A cooperative, or co-op, is different than condo ownership in that each owner is a shareholder in a corporation, rather than a deed holder and owner of real property. Co-ops are owned and run jointly by its members, and this is one of the most popular ones in DC.

Located at 1701 16th St. NW, at the corner of R St. NW, the Chastleton features eight floors and a rooftop deck. Some units come with parking and there is a 24/7 front desk and exercise room. The Chastleton includes studios, one-bedroom, and two-bedroom units, ranging from less than 300 to nearly 1,000 square feet. Included in the condo fees are cable TV, lawn…

Our top five reasons to buy now!

Affordability:  Loan rates have been locked in by buyers as low as 4% in the past month.  Interest rates have climbed from around 3.5% last year to an average of 4.25% right now, and are predicted to continue to slowly climb.

It’s a better investment than renting:  The average rent per one bedroom is $1,850 in a neighborhood like Adams Morgan. The average sales price in that neighborhood is $578,774.00  With a 4% interest rate on a conventional loan and putting 20% down, the monthly mortgage payment is $2,210.41. The year-over-year increase in sales price is 20% in that neighborhood! If sales continue on that trend the same home could be sold for $694,528.80 next year.

Long-term growth potential:  The…

Embassy Row is a stately area that runs along Massachusetts Avenue NW between Scott Circle and the U.S. Naval Observatory. It is home to most of the international embassies and diplomatic missions in Washington, DC. The area around this strip includes the neighborhoods of Dupont Circle, Kalorama, Woodley Park, Glover Park, Georgetown, and the West End. While real estate in these neighborhoods is usually some of the most pricy in the District, there are multiple options in terms of size and location, from detached row houses to studio condominiums, and everything in between. Dupont Circle and Georgetown are commercial and retail hotspots that offer a wide variety of shopping, dining, and drinking options. The West End can best be described as slightly…

If you’re looking to live in Kalorama, but aren’t interested in one of the highly-priced houses in the neighborhood, there are plenty of condominium options to choose from. Most of these are located in the northern end of the neighborhood, also called Kalorama Triangle. This area is adjacent to Adams Morgan and all it has to offer in the way of dining, drinking, and shopping. One should keep in mind that Kalorama is still one of the most prestigious address in the District, and prices reflect that. Most condos are one or two bedrooms with one bathroom. Kalorama is almost entirely residential, yet still within walking distance to both the Woodley Park and Dupont Circle Metro stations on the red line. Plenty of retail options are available not only in Adams…

Restaurant reservations make the dining out process easier. But sometimes it can be difficult to get a reservation at a hot, new dining establishment.

The advent of online restaurant reservation systems like OpenTable and CityEats has made reservations fast and easy. But some restaurants do not list all of their reservations online to accommodate walk-ins, regulars and VIPs. That’s why some big names in the restaurant world like Tom Sietsema, the Washington Post food critic, and David Hale, the general manager and wine director for Central Michel Richard, still make restaurant reservations by phone occasionally.

If you were trying to make a restaurant reservation for four people at a particular time, the online system may only have two two-tops…

What would you do if your husband ate Libido ice cream with another woman?  It happened to me!

My friend from college and his wife were visiting from out of town.  He and I both ride motorcycles, so we took mine out for a spin.  Not to be outdone, my husband took my friend’s wife to Larry’s Ice Cream in Dupont Circle.  He highly recommended the Libido ice cream, and she was game.

Libido ice cream just sounds so scandalous, especially with someone else’s wife!  Larry’s Ice Cream must have a clever marketer because “Bailey's with Pistachios” just doesn’t have the same shock value.  Plus, the jokes that can go along with ordering Libido ice cream are endless.

Is there any truth to Larry’s Ice Cream’s silly name?  Can ice cream actually increase your…
