Petworth Flats, new condos in the Petworth area, are ready to hit the market soon, as the developers are hosting an open house on Thursday, May 2, from 5 p.m. to 8 p.m. at the condos at 4336 7th Street NW, on the corner of Webster Street.

Developer UrbanLand Company, based on nearby Florida Avenue, is trying to shore up an email list of  buyers interested in the Petworth Flats by offering a slew of incentives – they say up to $9,000 for those who join the mailing list. This is the same company that is developing the Renaissance at 14th Street and nearby Jefferson condos on 9th Street. Among the dozens of other condo projects around the District are the Floridian and the Yorkshire near U Street, the Howard Square Condominiums at Shaw and the Riverwalk condos in Northeast.

The Petworth Flats, tucked between Sherman Circle Park and Grant Circle Park, will include one- and two-bedroom units in a boutique building that will be delivered this spring, but the website offers little more information than that right now. Residents here will be several blocks from the Georgia-Petworth Avenue Metro stop but quite close to the Petworth Library and McFarland Middle School.

Petworth is an area of the District that is primarily residential, but it is near the bustling nightlife of U Street. The Jefferson condos just a few blocks from the Petworth Flats include 1, 2 and 3 BR units, with several more units still available in the new complex.

Other properties on the market near the Petworth Flats, where listings have declined in recent months, include a one-bedroom at 739 Newton Place in Columbia Heights listed for $279,000 and a three-bedroom row house at 759 Irving Street in Columbia Heights listed for $426,000. With a slew of new condos coming to the market in Petworth, it’s likely developers will offer competitive pricing for Petworth Flats.
