Not to be confused with a neighboring town of College Park to the northeast, University Park was incorporated in 1935, while College Park was only a neighborhood in what would later become the town of College Park. Named for its proximity to the University of Maryland, University Park was developed on land owned for over a century by the Deakin family, which the University Park Company purchased in 1923. Once the land was platted, covenants were included to restrict house size, which has helped the town to maintain a cohesive aesthetic over the years.
