The area known as Capitol Hill includes DC's largest historic district. Once known as Jenkins Hill and the site of boarding houses for itinerant congressmen and housing for shipwrights and merchants, the area was beautifully developed and currently maintains the spirit of Pierre L'Enfant's 1791 design. Much of Capitol Hill's charm can be attributed to the characterful variations within the classic grid that defines our nation's capital.

The Neighbors

Congressmen, families, and anyone else who loves beautiful tree-lined streets

The neighborhood was originally developed to house elected officials and other employees of the United States' fledgling government and though the neighborhood has become a home for people of all professions in the last 200 years, the trend continues. With an abundance of interns and staffers enjoying the quick commute, it comes as no surprise that nearly a third of Capitol Hill residents fall within the mid-twenties to mid-thirties age bracket. All demographics are well represented, however, and the neighborhood's plethora of single-family homes make it a popular spot to raise a family.


The Real Estate Market

Beautiful, stately historic rowhouses and occasional apartment buildings and condos

Following the American Civil War, a surge of Victorian rowhouses sprouted in what is now the Capitol Hill Historic District. The vast variety among these would-be-uniform houses contributes to the neighborhood's unique flavor and village feel. Victorian styles include Romanesque, Eastlakian, and Queen Anne and many contain creative combinations of design elements that add to the quirk. Some multi-family dwellings exist in the area, but the neighborhood's historic designation requires a deeper vetting process, and many that are approved are conversions or pre-existing buildings such as schools and houses of worship.

What to Expect

A perfect escape for some R & R

Separated from the busier tourist-prone neighborhoods by the Capitol at the eastern extreme of the National Mall, Capitol Hill maintains a village or small-town vibe. Though Capitol Hill is commercially well served by Pennsylvania Ave SE and 8th St SE, the neighborhood is otherwise almost totally residential. Furthermore, the neighborhood is home to some 200 public squares & parks, making it perfect for recreation.


The Lifestyle

Enjoying time off in a gorgeous community

Capitol Hill is regularly described as unpretentious and the description is apt. Though the neighborhood is home to many members of Washington's high society, there's much less of a 'see and be seen' culture. Residents appreciate downtime when they have it and tend to blend together. They can enjoy their beautiful surroundings, friendly neighbors, and the historic Eastern Market which has operated continuously since 1873. Perhaps the deep connection to history and generations of previous residents keeps current ones grounded and 'unpretentious.'


What Not to Expect

Exciting nightlife or upscale shopping

Though there are a number of places for great eats and drinks along Pennsylvania Ave SE and Barracks Row, they are not abundant and they generally fit into Capitol Hill's slower pace. Similarly, though some local shops and boutiques call the Hill their home, options are limited in terms of retail. Leisurely walks through the stalls at Eastern Market reflect the relaxed attitude toward shopping.

Many neighborhoods in the District seem to be defined by the collection of homes and businesses that have sprouted up over time. Meanwhile in Capitol Hill, it seems that this collection is defined by the neighborhood in which it has sprouted. The combination of the rigid street layout and the natural curves of the trees creates a bit of magic and it is easy to feel tucked away and protected when looking down Maryland Ave, Pennsylvania Ave, or East Capitol St and seeing the Capitol dome standing guard. Within this sort of secret garden, the aesthetic cohesion of dwellings and the predominance of small local businesses will make you want to call Capitol Hill your home.
