Blagden Alley development is coming to the Shaw neighborhood. A mixed-use development originally called the Flats at Blagden Alley was slated for the two parcels connected at Blagden Alley, namely 917 M Street, NW and 1212 9th Street, NW, just one block from the Mount Vernon Square Metro station.  In 2007, Walnut Street Development backed out due to market conditions, but another developer, Self Help, Inc., seized the opportunity for over $9 million. Yet in 2009, the empty lots went back on the market with an asking price of over $10.9 million. In 2012, Altus Realty Partners took over the project.

The Blagden Alley development encompasses 24,279 square feet of land on two separate lots. The original plans called for retail on the ground floor of 9th…

Victorian rowhomes in Shaw are a distinct architectural feature of the neighborhood.  Duke Ellington was once a resident of Shaw, and many Howard University professors past and present also call Shaw home.  Even though Shaw’s borders have been a topic of debate, the general perimeter includes U Street and Florida Avenue to the north, First Street on the east, Massachusetts and New York Avenues to the south, and 11th Street to the west.  Shaw is served by both the Yellow and Green Metro lines at 2 stations.

Shaw has not experienced the same rapid growth as neighborhoods like Logan Circle or Columbia Heights.  But Shaw is changing with developments like CityMarket at O and new residents joining the neighborhood.

Typically, three-bedroom Victorian…

The Wonder Bread Factory in Shaw neighborhood, where row houses and condo conversions are dominating the market, is welcoming the first of its office tenants. The Wonder Bread Factory in Shaw, located at 641 S. St. NW, has leased 20,817 square feet to WorkSpaces LLC, which plans to move in when the project is complete in January 2013.

Douglas Development Corp., which is renovating the long-dormant Wonder Bread Factory in Shaw with loft-like industrial spaces, will eventually aim to lease 98,000 square feet of office space and about 24,000 square feet of retail. The Wonder Bread Factory in Shaw was originally home to Dorsch’s White Cross Bakery before it was purchased by Continental Bakery in 1936 for the production of Hostess and Wonder Bread products.

CityMarket at O has roots dating back to 1881 with the O Street Market at the corner of 7th and O Streets, NW.  In 2002, Roadside Development purchased the deteriorating site with hopes to revitalize the Shaw neighborhood.

Shaw is undergoing lots of changes from the Howard Theatre to retail and residential projects.  The neighborhood has not developed at the same pace as the surrounding neighborhoods of Logan Circle, Chinatown, and U Street.  But since the 2008 economic crash is behind us and financing is once again available, big projects in Shaw like CityMarket at O are now under construction.

CityMarket at O encompasses six buildings over two blocks between O and P Streets, and 7th and 9ths Streets.  The mixed-use development will include…

Like many communities on the outskirts of Washington D.C.’s long-established downtown and Dupont areas, the Shaw neighborhood  has been slower to change but is now welcoming a surge of enhancing development that’s triggering a hot housing market.

Referred to as the “Harlem of Washington D.C.” for its rich black culture, this area in Northwest along Florida Avenue is predominantly known for Howard University and the U Street corridor of bars, restaurants and shops. Now, its apartment, condos and Victorian row homes are in high demand.

Properties there range from a $267,000, 453-square-foot condo on Marion St. NW to a $1.2 million, 4,200-square-foot townhouse on Florida Avenue NW. House hunters can find 1880 Federal-style single family homes or brick…
