Progression Place is a new mixed-use development at 7th and S Streets in Northwest DC. This location is in the Shaw and LeDroit Park neighborhoods, adjacent to the Shaw-Howard U Metro station. The project includes office, retail, and residential space.

The Offices at Progression Place at 1805 7th Street is a LEED-Silver certified modern building with a mostly glass facade.  The building has 47,000 square feet of office space to rent and an underground parking facility. The United Negro College Fund (UNCF) plans to make this building their new national headquarters.

P Street condos are increasingly easy to come by as more development forges ahead in the Shaw areas.

P Street Residences are among the more recent projects for P Street Condos. This is a condo project that is tucked at the corner of P Street and 7th Street NW in the Shaw community.  Valor Development’s plans call for a four-story condo building with a partially raised garage.

The 66 P Street condos in this development are on the smaller side, ranging from 510 square feet to 850 square feet. And they’re just steps away from the new John F. Shaw development, like in many parts of the District these days, is going full steam ahead. Here, Shaw development is especially welcome by residents who are very eager for revitalization in their community, which has been dilapidating since its heyday in the late 19th and 20th centuries.

The 7th Flats at Progression Place is among the newer apartment projects in the pipeline of Shaw development. This part of a mixed-use development of about 100,000 square feet, including about 205 apartments and 20,000 square feet of retail space.  These were supposedly going to be available this sometime this spring, but its website gives no indication the units are ready for tenants just yet.

Soon there were be four new condo projects in Shaw -- P Street Residences, P Street Row, 926 N Street, and CityMarket at O.

P Street Residences is a new 65 to 70 unit condo project planned for P and 7th Streets, Northwest, in the Shaw neighborhood. The building will be four stories with a partially raised garage. Units will range from 510 to about 850 square feet. Since this project is still in the planning stages, there is no delivery date yet.

P Street Row is a condo development under construction in Shaw at 751 P Street in Northwest. The project is designed to look like a row of six townhomes of various colors to blend with the historic facade of the neighborhood. The Shaw Dog Park is a free dog park near Logan Circle. It’s just a few blocks away from the circle at 1673 11th Street in Northwest. The dog park is maintained by the DC Department of Parks and Recreation in partnership with the public. 

Shaw Dog Park opened in 2008 and consists of a 15,000-square-foot public park where dogs are free to play and socialize off-leash.  The park has two fenced enclosures for different speeds of dogs. The smaller enclosure, which holds up to five dogs, is for dogs under 25 pounds, physically challenged dogs, and senior dogs. The larger enclosure is for active play like ball tossing and running with a maximum of 28 dogs. The dog park near Logan Circle is open from 7 AM to 10 PM on weekdays and opens an hour later on…

The Wonder Bread Factory in Shaw neighborhood, where row houses and condo conversions are dominating the market, is now well past the day it was supposed to welcome its first tenant who signed on late last year, but those plans recently abruptly came to a halt.

The Wonder Bread Factory in Shaw, which was to be the first at the revamped building at 641 S. St. NW, first leased 20,817 square feet to WorkSpaces LLC and planned to move in when the project is complete in January 2013.

But since then, WorkSpaces LLC has backed out of the deal, as it abruptly canceled plans just after announcing it had hired four new employees to the location. It also said it would close its New York and Baltimore locations.

Shaw area properties seem to be in the next up-and-coming neighborhood in the District, right next to Logan Circle and the U Street corridor.

Here, recent Shaw area properties listings include a $399,000, 1BR, 730-square-foot condo on Florida Avenue and a $249,000, 1BR, 453-square-foot studio on Marion Street.

Like many communities on the outskirts of Washington D.C.’s long-established downtown and Dupont areas, the Shaw area properties have been slower to change but now the area welcoming a surge of enhancing development that’s triggering a hot housing market.
