Many new condo projects are coming to Adams Morgan. Some are currently under construction and others are still in the planning phases.

The Champlain Street development is still in the planning phases with delivery expected in the spring of 2014. This project will turn a vacant lot into a building with 40 condominium units. The units in this project will range in size from 500 to 900 square feet, and prices will start in the high $200s and rise into the high $500s.

Soon there were be four new condo projects in Shaw -- P Street Residences, P Street Row, 926 N Street, and CityMarket at O.

P Street Residences is a new 65 to 70 unit condo project planned for P and 7th Streets, Northwest, in the Shaw neighborhood. The building will be four stories with a partially raised garage. Units will range from 510 to about 850 square feet. Since this project is still in the planning stages, there is no delivery date yet.

P Street Row is a condo development under construction in Shaw at 751 P Street in Northwest. The project is designed to look like a row of six townhomes of various colors to blend with the historic facade of the neighborhood. In addition to the redevelopment of the West Heating Plant, more new condo projects are coming to Georgetown.  Some of the new developments are planned and others are already under construction. The West Heating Plant will have the most new condos with 80 units, while others will have only eight residences.

Adams Mason House is coming to 1072 Thomas Jefferson Street in Northwest DC. The condo project is in the planning stages at this point with a delivery date of late 2013. The Adams Mason House will contain 10 new condos, plus 3,500 square feet of retail or office space. The residences will be one or two-bedroom units, with the potential for three-bedroom condos.

New condos in Georgetown will be built on the site of the World War II-era West Heating Plant at 29th and K Streets in Northwest DC. The site is adjacent to the Four Seasons Hotel, Rock Creek, and the C&O Canal. The plans call for about 80 high-end condominium units -- Four Seasons Private Residences.

The plant is a 93,000-square-foot building with eight floors, six above ground and two below, and sits on more than two acres of land.  The former General Services Administration (GSA) plant previously served as a heating source for government facilities, but was decommissioned in 2000 and vacated in 2012.

Upcoming real estate development in Petworth includes condominiums, apartments, restaurants, and a grocery store. The Petworth neighborhood is known for 1920s to 30s era brick row homes, many of which have been renovated and resold. The Northwest DC neighborhood has experienced a flurry of development and revitalization lately.

Georgia Avenue is the main commercial thoroughfare in Petworth with local restaurants and shops. The owners of the Blaguard in Adams Morgan have purchased the property at 3911 Georgia Avenue. After nine months to a year of renovation, they plan to open a new bistro with a beer garden on the back patio.

Blagden Alley development is coming to the Shaw neighborhood. A mixed-use development originally called the Flats at Blagden Alley was slated for the two parcels connected at Blagden Alley, namely 917 M Street, NW and 1212 9th Street, NW, just one block from the Mount Vernon Square Metro station.  In 2007, Walnut Street Development backed out due to market conditions, but another developer, Self Help, Inc., seized the opportunity for over $9 million. Yet in 2009, the empty lots went back on the market with an asking price of over $10.9 million. In 2012, Altus Realty Partners took over the project.

Hailey House, a condominium conversion project, is coming to Columbia Heights. With it’s location at 3511 13th Street, NW, Hailey House will be close to two different Metro stations -- Columbia Heights and Petworth. The new homes will also be near the eclectic restaurants, bars, and shops on 11th Street known as the "Hip Strip.”

Victorian rowhomes in Shaw are a distinct architectural feature of the neighborhood.  Duke Ellington was once a resident of Shaw, and many Howard University professors past and present also call Shaw home.  Even though Shaw’s borders have been a topic of debate, the general perimeter includes U Street and Florida Avenue to the north, First Street on the east, Massachusetts and New York Avenues to the south, and 11th Street to the west.  Shaw is served by both the Yellow and Green Metro lines at 2 stations.
