Real Estate Trends: Crestwood

Real estate trends from the Crestwood area, including types of homes and price changes.

Crestwood is an idyllic neighborhood in Northwest D.C. perfect for your next home. Trends in real estate are showing an increase of approximately 17 percent in median home sales over the past year. Three bedroom homes are running approximately $850,000 and four-bedroom price trends are just over $1 million.

Crestwood homes are spending less and less time on the market and getting scooped up by the day. A Washington Post article reported that Crestwood had an 84 percent decrease in days on the market, much like other popular neighborhoods like 16th St. Heights.

Crestwood’s neighborhood feel is urban, with 73 percent of homes owning rather than renting. The median value of homes in the area is $908,961.

Crestwood is a mainly residential neighborhood. It draws families and is active online, with sites like crestwood-dc.org, which chronicles neighborhood happenings. Crestwood has a large amount of architectural styles to its homes, which are spread out along its tree-lined streets. It’s incredibly easy to get around Crestwood too—it’s served by two Metro stations, seven bus lines, three Capital Bikeshares and eight Zipcars.

Families and young couples alike are moving to Crestwood for amenities like the Carter Barron Amphitheatre just to the north of the neighborhood and the William H.G. Fitzgerald Tennis Center as well, where the Legg Mason Tennis Classic is played.
