Property Condition

Bank owned properties are sold in “as-is” condition and often times bank owned properties are in disrepair.  If it makes financial sense, some banks will make repairs prior to listing a property. Unlike most regular sales where the seller has intimate knowledge of the property, the bank has never lived in the home and has no past knowledge of major systems such as the roof, foundation, plumbing, wiring etc. Since a bank has obviously not lived in the home and does not have prior knowledge of the property, they are not required to provide buyers with any sort of property condition disclosure statement. Typically when banks sell a property they will not allow the buyer to negotiate on repairs; instead, banks will normally allow a…

Shaw

Take a walk down the U Street Corridor or 7th Street and you’ll be treated to a banquet of cuisines, bars, vintage and furniture stores, and every kind of retail therapy you could possibly ever hope to find. A favorite place to spend a lazy Sunday afternoon.

Shaw, the birthplace of Duke Ellington, is well-located and linked with Metro stops and buses. However, if you hang around the area, you’ll be mostly fine just getting around by foot.

Ivy City

Let me guess, you’re looking for that next ‘up-and-coming’ neighborhood? An area that’s still affordable to buy, yet looks to thrive over the next few years adding value and sales appeal to the property? If so, welcome to Ivy City.

This once gritty neighborhood is quickly transforming into…

The Chastleton is a 300-unit cooperative building located in Dupont Circle. It was built in 1920 and underwent a full renovation in 2007. A cooperative, or co-op, is different than condo ownership in that each owner is a shareholder in a corporation, rather than a deed holder and owner of real property. Co-ops are owned and run jointly by its members, and this is one of the most popular ones in DC.

Located at 1701 16th St. NW, at the corner of R St. NW, the Chastleton features eight floors and a rooftop deck. Some units come with parking and there is a 24/7 front desk and exercise room. The Chastleton includes studios, one-bedroom, and two-bedroom units, ranging from less than 300 to nearly 1,000 square feet. Included in the condo fees are cable TV, lawn…

Are you in the market to buy a home in Washington, DC? You may have heard of some of the many programs, lending options, and tax benefits that exist in the market today. To name a few: DC Opens Doors, Loan Programs for Teachers, and the Down Payment Assistance Program. You may have even heard of first-time home buyer tax benefits in the past, but they have not been renewed or implemented for years.

As recently as 2011, there was a DC first-time home buyer tax credit in place that reduced the buyer's recordation tax by 50 percent. This credit saved many first-time home buyers thousands of dollars. There may be good news on the horizon for first-time buyers in DC. On October 6th, a few DC council members proposed a new first-time home buyer tax…

Our top five reasons to buy now!

Affordability:  Loan rates have been locked in by buyers as low as 4% in the past month.  Interest rates have climbed from around 3.5% last year to an average of 4.25% right now, and are predicted to continue to slowly climb.

It’s a better investment than renting:  The average rent per one bedroom is $1,850 in a neighborhood like Adams Morgan. The average sales price in that neighborhood is $578,774.00  With a 4% interest rate on a conventional loan and putting 20% down, the monthly mortgage payment is $2,210.41. The year-over-year increase in sales price is 20% in that neighborhood! If sales continue on that trend the same home could be sold for $694,528.80 next year.

Long-term growth potential:  The…

 Proud Home Owner

One of the best parts of working with buyers in real estate is seeing the transformation in your client. They go from motivated to find an investment to excited about a specific listing, then determined to get it to contract, and finally excited again at the settlement table.  The changes don't stop there! We frequently hear from clients about the improvements they have made to the properties they have purchased.  As a buyer you can dream big, but HGTV makes it look much easier than it is in real life.  I was recently invited to a client's home in Cathedral Heights, where he purchased about six months ago.  He had, and still has, many renovation projects in mind for his flat, but what he has already accomplished is very impressive. Take a look at the…

Here at Capital Park Realty we are marking our calendars and we think you should too-- the Super Eclipse of the Blood Moon is coming! It will occur this Sunday night, September 27th-28th, from 9:00pm to 12:30am.

What is a supermoon?
A supermoon happens when a full moon's orbit is closest to the Earth, making it appear larger. This supermoon is projected to be the closest to the Earth of 2015. This full moon is also known as a Harvest Moon in the Northern Hemisphere because it is the full moon closest to the September Equinox.

What is an eclipse? An eclipse occurs when the Sun, the Earth and the Moon align in that order and the Earth’s shadow is cast upon the moon, blocking it from view.

A supermoon eclipse is rare because the supermoon and the…
