List Price: $485,000
This is a 3 Bedroom, 1.5 Bath row home in the eastern edge of Columbia Heights in NW DC. The price was reduced from $585,000 to the current list price on September 25th. The price was way too high at $585,000 and is still too high at $485,000. The location is great due to its proximity to the Petworth and Columbia Heights metro stations. The development along Georgia Avenue over the next few years will definitely increase and bring values up even more as this area gentrifies. The home also has off street parking and is 1856 total square feet.
List Price: $399,900
This is a good size end unit row home up in northern Petworth. The location is a little further north then most buyers like to be these days but the values are prone for increase in this area. This property has a parking space as well. The home is currently tenant occupied so the property would need to be conveyed to the new buyers vacant. The listing agent did not put any photo's up so it is hard to tell what the inside looks like.
List Price: $369,000
This is another Petworth home that I have been keeping an eye on. I showed it to some buyers about 15 days into its listing period and now it is at 114 days on market. The price started at $410,000. The home has a nice deep yard but will need work. I would imagine you can shave some dollars off of the current list price.
List Price: $499,000
This is a giant Victorian end unit in the Eckington area of northeast DC. The property came on market yesterday. The home is listed as a 9 bedroom, 6 bathroom property. Investors will not be so interested in it because it does not have off street parking. In order for an investor to convert a property to condo's it must have off street parking. This property has no alley.
List Price: $795,950
This is a 5 unit building in the H Street area at the corner of Florida and 11th St NE. The property has been leased for some time now and is getting $4,935 a month in rental income. That income level would need to go up seeing that the total square feet is 4,757 and you would most likely have to get a commercial loan.
