This is a great opportunity to buy a large property in one of DC's most consistant real estate markets-Capitol Hill.  The 2,800 sq ft building with 1 car garage is in the historic district so you would need to keep it a single family home.  A renovated single family home could get up to $1.1 million.  Great investment.  Most likely will get multiple offers.

Here is a 2 bedroom, 2 bathroom unit on Capitol Hill listed for $374,900.  Tough to find 2 bedroom units listed for under $400K.  This property offers a short walk to Eastern market and the metro line.

This is a short sale in the Petworth area of Northwest DC.  It is a great opportunity for an investor to buy and flip.  The list price of $255,000 will bring a lot of buyers to the yard so it will most likely sell for a lot more.  The home has good size and a potential parking pad in the rear.  Buy this home and make money! 

1318 Constitution Ave NE, Washington, DC 20002

This also is a short sale.  This 2 bedroom, 1.5 bathroom condo is priced pretty reasonable for the square feet(1802).  The 2 level unit also comes with private secure parking.  At $528,000 I think its pretty reasonable. 

229 R St NE, Washington, DC 20002

Just listed today for $374,500.  The pics look great and judging from my last experience in Eckington I think it will get multiple offers.  The tax records have it listed as 2,442 sq ft with 1,628 of that being finished sq ft.  No parking currently but it looks like the neighbors have put parking in.

1216 Kennedy St NW, Washington, DC 20011

This is a row home located in the northern part of 16th Street Heights.  You can't find much for this price($309,900) in this area any longer.  This is an As-Is estate sale so it probably needs some loving. 

1412 Meridian Pl NW, Washington, DC 20010

Large row home in Columbia Heights going for $575,000.  I have seen 2 bedroom condo's selling for over $600K on the 1300 Block of Meridian.  This is walking distance to the metro station and all the stops down there by the metro.  Solid buy on a 1 way street.
