List Price: $248,753

This is a reasonable price for a home in Riggs Park just 5 blocks from the Fort Totten metro station.  This home is dated and needs some work but could be a nice home for the right buyer. 

1509 CHANNING ST NE, WASHINGTON, DC 20018

List Price: $299,000

This home in Woodbridge has been on and off the market since December.  It is a short sale that is currently tenant occupied.  The home has great bones and would make a solid home for a buyer willing to do some fixing up. 

702 4TH ST SE, WASHINGTON, DC 20003

List Price: $449,900

Homes on Capitol Hill are rarely this affordable.  This is a 2 bed/1 bath attached home within walking distance to the Eastern Market metro station.  A buyer could move into this property but would want to update it over time.   

3234 WARDER ST NW, WASHINGTON, DC 20010

List Price: $425,000

This home in Columbia Heights is best suited for an investor.  The property is currently tenant occupied and tenants would need to find a place to move to.  That could take some time.  You would need to be very patient with this one but the home is in a prime location close to Columbia Heights and Petworth.  The property needs renovation but it would make a solid investment.

5205 2ND ST NW, WASHINGTON, DC 20011

List Price: $399,000

This is an attached row home in northern Petworth close to the Fort Totten metro station and North Capitol Street.  The home needs a full renovation and should be priced much lower.  Make an offer in the low $300's and you will be in good shape.  Home has the ability to have a rental unit in the basement for extra income. 

5317 1ST ST NW, WASHINGTON, DC 20011

List Price: $399,000

This home is priced too high for the Northern Petworth market that it is in.  Home needs to be priced much lower.  The kitchen and baths would need to be renovated.  Good location for increased appreciation but price needs to make more sense.

1404 MERIDIAN PL NW, WASHINGTON, DC 20010

List Price: $600,000

This is a great opportunity in Columbia Heights.  The home has 3 bedrooms with 2.5 baths.  The front of the home has an entrance for the basement so you could put a rental down there.
