Condos near Logan Circle in Northwest Washington D.C. include the upcoming Elevenm, which are only four units of loft-style luxury condos on 11th Street NW between M and N Streets NW being developed by Brook Rose Development.

These condos, which start in the $500,000s, are studios or one-bedroom or one-bedrooms with a study. New condos near Logan Circle are most likely to be these renovated-building type of projects as the area is essentially already fully developed out with very few buildings calling for a major ground-up overhaul.

Similar condos near Logan Circle include the Lionel Lofts, which are five condos in the redevelopment of the Lionel Train store at 1324 14th Street, placing it just a block from Logan Circle, just south of Rhode Island…

A new apartment project in Barney Circle is moving forward. Plans call to replace the existing used car lot at 1550 Pennsylvania Avenue SE with an 81-unit apartment building. The site is at the intersection of Pennsylvania Avenue with Barney Circle in the Hill East neighborhood of DC.

The 1500 block of Pennsylvania Avenue is currently home to three-story row houses, and the new apartment project in Barney Circle will follow suit with three stories on the northern portion of the new building. The apartment building will eventually rise to five stories as it approaches Barney Circle, which is the maximum height allowed in the zone.

The Villages at Dakota Crossing, near the Maryland-D.C. border in Northeast, will offer a slew of new condo-townhomes in the Fort Lincoln neighborhood. The Villages at Dakota Crossing, at about 3298 Fort Lincoln Drive, are about 334 units developed by Ryan Homes starting in the high $300,000s and ranging up to the lower $500,000s.

Sales of the Villages at Dakota Crossing began in late 2011 and about 145 homes have been sold so far, according to the developer’s website. The Villages at Dakota Crossing is located just of New York Avenue and Route 50 and just a few minutes’ drive to Capitol Hill.

A new condo project on 14th Street will replace the Central Union Mission, a shelter for homeless men. After almost 30 years at the Logan Circle site, the shelter will move to a new location at Gales School on Massachusetts Avenue. This will enable the site at 14th and R Streets in Northwest DC to become a 51-unit boutique condo development with ground-floor retail for four high-end businesses.

Jeffrey Schonberger is the developer for the new condo project on 14th Street, along with architect Eric Colbert. Schonberger started planning the project back in 2006 by seeking approval from the Historic Preservation Review Board.

Shaw development, like in many parts of the District these days, is going full steam ahead. Here, Shaw development is especially welcome by residents who are very eager for revitalization in their community, which has been dilapidating since its heyday in the late 19th and 20th centuries.

The 7th Flats at Progression Place is among the newer apartment projects in the pipeline of Shaw development. This part of a mixed-use development of about 100,000 square feet, including about 205 apartments and 20,000 square feet of retail space.  These were supposedly going to be available this sometime this spring, but its website gives no indication the units are ready for tenants just yet.

NoMa development is really going strong, as many commuters to D.C. likely notice with the gateway of cranes in the area working on projects from condos to apartment buildings to office buildings.

Burnham Place is one of the latest developments in the works, planned for the space above the rail yard at Union Station in the H Street area. This apartment, named for the architect on H Street, is planned to be about 3 million square feet on a platform above the tracks that is set to include apartment buildings, condos, hotel space, first-class office space and retail space that will complement those at Union Station. Capitol View on 14th Street is among the bevy of new apartment buildings in the U Street Corridor lately, and the building have been leasing up and tenants have been moving in since last fall. The Capital View on 14th Street apartments include about 255 units, renting for between $1,881 and $5,856 for units ranging from between 580 square feet to 1,601 square feet, although the lowest priced model now listed on their website is for $2,106 for a 512-square-foot apartment.

Donald Trump plans to build a new luxury hotel at the Old Post Office Pavilion. The historic building, one of the tallest in the District, was erected in 1889 and is owned by the federal government. Its location at 1100 Pennsylvania Avenue between the White House and the Capitol, has been coveted by developers for years.  

Trump plans to spend $200 million to preserve the historic exterior facade while transforming the building into Trump International Hotel, Old Post Office, Washington, DC -- a 261-room destination hotel with conference facilities, a spa, and three restaurants. He will target guests at the highest end of the market, who currently rent rooms at about $700 per night.

Developers of the Gateway Market Center and Residences, the Union Market-area residential project, have recently made some changes to their plans, removing the office space component and adding more units, including the option for a hotel, the Washington Business Journal reports.

The Gateway Market Center and Residences project, developed by Edens Realty and Sang Oh Choi, will span 44-acres on Florida Avenue in a redevelopment project over the next 10 years.

 This particular Gateway Market Center and Residences project is the introductory development, with about 170 to 216 planned residential units and about 27,500 square feet of retail. Developers are asking for the option to convert the residential component into a hotel, depending on market…

This tax is part of various closing costs such as lender charges, settlement fees, title insurance, escrow reserves, pre-paid interest, and real estate tax. But generally, the DC transfer and recordation tax is the highest of all closing cost line items.
